Exceptionally great group of guys. My wife picked up on a moldy smell from the furnace and contacted this company. The response time was impressive and spot on. They took their time to address the complaint by doing a thorough inspection. They found a very minor issue that's easily remedied. They told me what to do to fix the problem without their assistance to save money.When I asked what I owed for them to come and perform the inspection and they said "nothing", I was nearly speechless. I even offered a tip or some money for their time and gas and they didn't take it. Fantastic service from a very honest group of men . As a small business owner myself I can tell you, tbis soet of service is rare. Thank you so much for your help. May your business be blessed for years to come. We had the unfortunate experience of a house fire, and after the dust settles on the thankfulness that everyone is alright, began the heartache of trying to rebuild our home. Grady Property Restoration was NOT an approved vendor of our insurance, but there are not enough words to describe how grateful me and my family are that we chose to use them regardless. Bradley and his team showed up swiftly, went straight to work, provided quality execution, and above all showed empathy and care for our home and situation. To say I would recommend Grady would be an understatement, they are truly unparalleled in the industry.

The entire team at Grady were fantastic. They went above and beyond every step of the way. When I called them on the weekend they were at my house to inspect within 30 minutes. The next day there was crew on-site first thing in the morning to complete tear out and dry out all affected areas. Everyone I dealt with was extremely professional and the work completed and service provided was above and beyond anything I expected. I would recommend them to anyone and everyone in need of any services they offer.

Omar and his team did a great job of remediating the mold problem at our house. Our job was very extensive- hardwood flooring and carpets, drywall ceiling and walls. Working with our hygienist, they did followup treatments and made sure that they showed us all the work that was completed. Highly recommended!

I have had a leak in my bedroom under my window and have had many companies trying to figure out where the leak was coming from. I was certain it was not the roof since it was approximately 10 years old and because of the location of the leak. I was concerned about the potential mold problem, so I reached out to Grady. The owner came out, listened to where I thought the problem was, crawled all over my attic, and found out where the leak was coming from. Although his company does not provide the services I needed, he gave me a recommendation. Bradley Grady came exactly when he said he'd be there, was very knowledgeable and articulate. He did all of this without charging me a cent.

Grady Restoration is a top notch company that truly strives to be there for the homeowner during their catastrophe. If you find ourself unfortunately having to google remediation companies, scroll no more!Customer service was beyond excellent, from start to finish! I knew from the first call with Allison that we had chosen the right company. She was ready and willing to figuratively hold my hand during the entire process. She might have even had to take me under her wing a bit. Shannon was able to help us through the insurance process and go to bat for us when our claims rep wanted to push back due to the COVID pandemic. Regardless if it was a phone call or email, Allison and Shannon were both prompt in response and never once hesitated if I needed extra of their time.Mario and his team was quick to be on site, remove damage and set equipment in place for our dying process. Extremely thorough in checking all areas and willing to explain and answer any questions we had regarding our job, sometimes multiple times! They even stepped it up a notch and willingly engaged our curious young kids and dogs. Also make sure we knew of any areas or equipment we needed to stay away from, while making our house as livable as possible. Grady Home Restorations Does what they say with care and concern. As a contractor I have followed their work on projects. When it is my time to start the rebuilding process, they have left the site clean ready for our work. Their removal has been done with thoughtfulness in how things are taken apart so it does not create unnecessary work. They have mitigated any issue discovered. They provide information and documentation, so I know what the original issue was which allows for a proper repair. The communication is easy and available. They immediately respond to questions or concerns of both the customers and I. They approach every job as a team effort with the greatest concern for the customer. I have great confidence that when I assume a project they have left it safe, stabilized, and ready to be re-builtI am thankful to have Grady Property Restorations to refer to and work with.

Grady Property Restoration was our saving grace in an extremely complicated and stressful remediation. A water damage event quickly turned into discovering a lot of undetected mold in several locations in our home. Grady walked us through every step of the process from remediation to helping us understand our insurance coverage to recommending contractors to help us rebuild the remediated areas. They were attentive, highly knowledgeable, professional, punctual and the quality of their work is second to none. Proper mold remediation requires specific protocols and safeguards to ensure it is safely and successfully removed. Most remediation companies do not understand or follow these standards which can lead to not only continued structural contamination, but serious health consequences for families. We are forever thankful that Grady Property Restoration had the experience and training needed to ensure our home is safe and our family is protected.

My house contract was about to fall through due to an extensive mold issue. Bradley agreed to an urgent Saturday appointment. He explained how his team would safely remove the mold and addtionally how to prevent further problems. My son is very sensitive to mold and this was an important decision. I trust Bradley will solve the problem and I agreed to buy the house. I'm happy to see all the other good reviews, but I made my decision because Bradley clearly knows his stuff and I was confident I could trust his remediation.

After being on the West Coast for a few days, I returned home with part of my ceiling crashed onto the floor. Water was flowing from the area my ceiling used to be as if I was celebrating April showers in my home. 😱🤯😱 (#Exactly! #WelcomeHome!!!)At any rate, with Google being my best friend, I immediately googled "a local 24-hr emergency water restoration company". Since Grady Property Restoration (GPR) appeared at the top of the list, I didn't hesitate to call.Now...without turning this into a dissertation, I'll simply sum up all the reasons why they turned out to be a divine selection for me by saying this....I cannot imagine ANYBODY being dissatisfied with GPR! Their response time, customer service, follow-up, etc are second to NONE! And FYI.....Allison is icing on the cake! There's only ONE way you'll understand what THAT means... 😉

When our house flooded we called Grady and they had a team out within 30 minutes! Allison in the office gave us great information and was very supportive thought the entire process. Bradley was super helpful, professional, and took the time to explain what we should expect. Mario and his team were very efficient and friendly. The team at Grady Restoration was amazing! We had a pipe burst in our upstairs bathroom causing damage to a downstairs bedroom along with the bathroom its self. Grady answered our call on a weekend and guided us through what to do. The team that arrived at our house came on time and were knowledgable. I fully believe that in calling them, we minimized further damage. Their drying methods allowed us to salvage the subfloor and tub surround. Grady detailed their work using photos and then provided those details to our insurance company. I am so grateful for their work and support through what was a really stressful event!

True and honest company! I was concerned about mold in my crawl space and called a few companies to look at it. I received multiple quotes in the $3K-$5K range to remediate. These guys came in, looked at the crawl space and basically said I didn't need a big remediation and gave me a few DYI tips to keep the crawl space dry and clean. I called an independent air quality inspector to be sure and basically got the same answer. Very honest and professional. If I do have a problem in the future I know where my business is going.

I highly recommend Grady Property Restoration! Bradley Grady and his team are extremely kind and extremely knowledgeable. We had extensive mold damage in our new build basement due to water intrusion. They did a phenomenal job. My basement looks and smells amazing and passed the clearance test. They use proper products (I gained a ton of knowledge about mold and remediation through Grady and my Industrial Hygienist..probably more than I could have ever wanted!) Having said that, the knowledge I gained from Grady was much needed. There are several companies (as I’ve learned myself) that do not follow proper protocol and, most importantly, don’t use products that will actually kill the mold. Shannon and Allison and Blas were also amazing and so helpful! I had many, many questions to which they knew all the answers. Anyways, don’t bother with other companies, don’t waste your time, just go straight with Grady!

Grady Property Restoration (Bradley Grady) has been EXCELLENT to work with and I highly recommend him & his company. He's worked beyond what I experienced and expected to protect our family's health during this process. I'm very pleased and also glad I didn't proceed with several other contractors who responded the night of the flood. (Bradley) Grady worked tirelessly with his crew containing the areas affected, venting & preventing cross-contamination to our living spaces. We had extensive damage which thankfully was within the areas affected by the flood. He was was very thorough and conservative in decision-making during the demo. Bradley spent several days building containment walls, & has had equipment running for 10 days to dehumidify & to control air quality. I should note that Bradley came out himself New Years morning & worked tirelessly to remove water & to encapsulate each affected area with floor-to-ceiling containment, which ended up being on 4 levels of our home. After removing all affected areas, he quickly addressed visible mold with the safest chemicals available and had them physically cleaned. The entire area was also sanitized as this was a Class 3 flood (raw sewage). Throughout the job, he's also worked to minimize intrusion into our HVAC & is having our ducting cleaned & sanitized.I've had peace-of-mind also with how detailed Bradley has documented the damage for our insurance claim and has a working-relationship with our insurer. It's been very stressful and taxing to our health with our medical treatment and the impact of the flood. Having his documentation has taken away an added level of stress I don't feel I could have handled.I also wanted to share my experience with the first company that came out the night of the flood. After I told him we had extensive homeowner's insurance, he immediately wanted to start demo without any containment or moisture-control measures put in place. I thanked & paid him for the trip out and turned him away. Patients like us can trust that Bradley Grady is highly educated not just in his industry but on mold toxicity. He's thorough and was highly sensitive of our medical conditions. Moreover, he communicated the need for a high-level of care to all his workers and subcontractors. Prior to demo, he arranged for our home to be tested for lead & asbestos. An old layer of bathroom tile was found to contain lead and Bradley quickly had it removed by a company that specializes in Hazmat removal.

Within an hour of my water issue, I received a personal visit from the company owner, Bradley Grady. He provided a clear and concise explanation of the restoration required, and stayed there until his guys arrived. The technicians worked like synchronized swimmers getting everything dry, clean, and mold-free. Even the office staff is superb. This is a professional outfit, and they take their work very seriously. You won't find anybody better.

I would not recommend!!! It took them over 3 months before invoicing our insurance company after having mold remediation done from water damage in our kitchen and crawl space. We had no idea how much they invoiced our insurance company so we were left for months waiting on getting any work done to our house, since we needed thousands to get our kitchen put back together again. When they finally invoiced, we couldn't believe the amount!!! Along with our shock came other issues. They had cut our security system wire during demo and when I asked them to cover the cost to rewire it (insurance said they wouldn't cover that cost), they were unwilling to pay for it and even denied they did it. That was just the beginning of a long headache with this company! I wish I would have known what we were getting into. Warning to all in a situation like ours, DO YOUR RESEARCH! Always get estimates from a few different companies, even if it seems like a serious emergency. Go with your gut and choose wisely. Mold remediation is a money making business and they are out to make sure they get theirs. Make sure you protect yourself and take time to get all the details before any work is done.

Friday evening I came home from work and my husband was in the theater located in the basement working on the lighting. I went down to say hello and go on with my evening. I noticed in the adjoining room a black/grayish mark around the baseboard. I immediately called my husband who removed the baseboard to discover mold. It was determined that the air conditioning pipe in the attic was not properly connected and the water had been running down from the attic done the walls of all three levels of our home and pooling into the basement. We called our insurance company, and an adjuster came out to assess the damage. He recommended Grady. My husband called and Brady came within an hour the same day to assess the extent of the water damage. His crew (Jerry & Blas) started work that Friday evening at about 10 pm. They came back early Saturday morning and removed the damaged drywall, quarantined the rooms affected by placing plastic barriers, and set-up drying units. They were very professional, neat, organized, knowledgeable, and efficient. They kept in contact with us throughout the entire process. Within a week the entire process was completed. My husband and I were very pleased with the quality of work, and highly recommend Grady.

As an Insurance Agent I have come across quite a few Restoration Companies and I can say without a doubt that Brad and the gang at Grady Property Restoration are the most professional customer oriented group that I have ever dealt with. The issue at my home popped up Christmas weekend and Brad didn't bat an eye at making everything work so he could get our house dry and hopefully save our floors. Guess what??? He did!!! Floors are dry and good to go after a few days of this teams expertise. I discovered a water leak in my basement that soaked a section of the carpet and padding. Bradley arrived at my house within the hour of my phone call. He surveyed my situation, gave me a fair quote, and immediately started to work removing the soaked padding and setting up fans and a dehumidifier to dry the area. The quick response allows us to complete the restoration without having to replace the carpet. The area is now drying and I will post a follow-up review once the restoration is complete.

Professional and EfficientMy experience with Grady Property Restoration has surpassed my expectation of a restoration business. Grady #Property #Restoration was recommended to me by a close friend who had used Grady’s services recently and I applaud him for recommending me to him. The day I needed Grady’s services was last minute and with kindness Grady responded by setting up an appointment visit that day.I expressed my concerns to Grady about the issues I was experiencing with my rental company and he arrived with all the necessary tools needed to evaluate the damages the pipe burst had created. Thermal pictures were taken, humidity readings were taken in every area of the home where water damage was visible both by the naked eye and thermal pictures. Grady is a very knowledgeable individual who works by the book and takes precise and calculated measure to properly evaluate a home.After Grady’s assessment, I received a detailed email that included all pictures that were taken by him and an in-depth report stating the category of water damage and what is needed to be one to the home. To give a little insight, Grady’s report stated that the pipe burst in the home became category 1 / class 3 by the CRC Book for Water Restoration. The report suggested the home needed to be properly opened to let the drywall and studs dry out and included the number of dehumidifiers needed to filter the air in the house. Sadly, the Property management company has chosen to ignore the damages the pipe burst has done to the home and covered up any visual evidence with paint.With this assessment, I plan to use Grady’s assessment to fight my case against the property management in court. My experience with Grady has shown me that his services are of high quality and are reasonably priced. If not for his assessment, I would have never known the extent of damage to the home and the possible health issues I have. Grady has also provided me with his network contacts which includes professionals who can help me with this matter in court and as well as an allergy specialist that can provide me with a mold test for the home. I would recommend Grady’s Property Restoration to anyone in need of a proper assessment of water damage and restoration!

Bradley is super professional and thoughtful. He really helped us understand the nature of the damaged caused by a broken condensate drain pipe and why each step was needed. I would hands down recommend Grady Property Restoration for any restoration needs you have. Very professional, honest, and most importantly they know what they are doing. We had water damage on our ceiling coming from the upstairs bathroom. Bradley came out the same day I called him and gave us his recommendation. I just want to give major props to Grady Property Restoration!!! We called on a Friday afternoon in desperate need to suck up water before the water did more damage to our floors. We are renters and we called other people to help us but they wouldn't even walk in the front door if the land lord wasn't there. (We had already been in contact with the landlord) By responding so quickly and providing quality work we were able to save flooring that otherwise would have been destroyed from standing water! Bradley was able to come out the day we discovered our water leak issue. He worked after hours to get the job started, and we had a dehumidifier running within a couple of hours. His team will be back out to do our rebuild, but he comes highly recommended, so we have faith that it'll turn out great. Check his track record - you won't be disappointed.

Mark Byers Last week, I moved into an older condo and soon realized the dryer vent was completely clogged (after running the dryer 8 times to dry a load of laundry). I called another service and they sent out someone from a carpet cleaning company who crammed an oversized carpet cleaning hose into the exterior dryer vent. The hose became stuck and he ended up breaking the hose off in my living room ceiling, causing additional damage. I realized after he left that the dryer vent was still clogged. I received a quote on Thumbtack from Bradley at Grady Property Restoration. Bradley came to my condo and discovered the problem almost immediately. As you can see in the above pictures, he had to cut some of my ceiling but he was very conservative in that amount of drywall he cut away. He contained the area and used a very strong hepa filtration system. As a result, there wasn't any dust or debris left behind. He returned today and cut some of the ceiling in the laundry room to correct the clogged dryer vent problem. There was a crimp in the dryer exhaust hose due to improper installation years ago. Bradley corrected that problem, cleaned out the dryer vent and then connected the dryer and demonstrated that the vent was working once again. I couldn't be more happy with the quality of work, cleanliness, professionalism and experience of Bradley. I give my highest recommendation to all my friends in the Atlanta Area who need work done at their residence. Bradley is very skilled and he does fantastic work. Bradley will be returning soon to complete some bathroom renovations in the very near future. Great job Bradley! See you soon!

I had Bradley out to look at a problem in my house, I had messaged Bradley and was amazed with the super quick response time!! during this time I also had a leak that came up and he was able to recommend a plumber also! When Bradley arrived he went above and beyond to fix the problem!! He was able to explain to me what was going on and what needed to be done and was able to answer all my questions.
